Belgium: SPIE selected by Befimmo for the maintenance of its new Quatuor building in Brussels

Brussels, 16 November 2021 - SPIE Belgium, a subsidiary of the SPIE Group, the independent European leader in multi-technical services in the areas of energy and communications, is proud to contribute to the brand new iconic Quatuor building, located in the heart of Brussels. The contract covers the maintenance of the building's technical installations for a period of 15 years.

 

In May 2021, SPIE Belgium was awarded a full warranty contract for the maintenance of all technical installations in the Quatuor building for a period of 15 years.

 

Located near the North Station in Brussels, the Quatuor building is a 62,000 sq. m. global solution comprising a combination of offices and 7,000 sq. m. of dynamic coworking space managed by Silversquare. It also includes a central garden and roof terraces on the various interconnected towers, bars and restaurants, a gym and a cultural centre. It’s a dynamic campus designed to enable individuals, teams and businesses to flourish.

 

With an 'A' energy rating and BREEAM 'outstanding' certification, the Quatuor building meets the highest standards of quality, innovation and environmental performance. The building was handed over in August 2021 and the first occupants have already moved into their new premises.

Until now, SPIE Belgium has been supporting Befimmo in monitoring the provisional acceptance of the building, proposing any optimisations/improvements to be made to the installations and taking into account the correct implementation of the autonomous regulation parameters.

Subsequently, the teams will monitor the technical installations while accompanying the future tenants during their fitting-out phases. Once this period is over, SPIE Belgium will take over the management, operation and preventive and corrective maintenance of the building for a period of 15 years.

The technical and organisational analysis of the tender documents, the understanding of our needs, a good estimate of the workload, a preparatory schedule for getting started, challenged subcontractors and REVIT experience in the context of BIM operations made the difference and demonstrated SPIE's motivation.

SPIE also agreed to be audited as part of its mission on various obligations related to the comfort of occupants and the energy management of the building, for the entire duration of the contract. We have also placed great emphasis on a daily presence on site and the supervision of the technical team, which has recognised experience and skills.”
